Key Requirements Skills, experience and qualification

Bachelor degree in Real Estate and property management OR Bachelor of Commerce/Business
Administration (Marketing/ Finance/Accounting) OR Bachelor of Hospitality Management (can be
qualified) from a recognized institution;
• Proficiency in Microsoft office;
• Knowledge of current industry trends and changes in applicable regulations;
• At least 5 years of work experience in managing commercial property
• Interpersonal Skills: Effective communication and relationship-building abilities.
• Organizational Skills: Ability to manage multiple tasks and projects efficiently.
• Financial Acumen: Understanding of budgeting, accounting, and financial reporting.
• Problem-Solving Abilities: Capacity to quickly address and resolve issues as they arise.
• Legal Knowledge: Familiarity with property laws and regulations.
• Marketing Savvy: Skills in promoting properties and attracting tenants.
• Adaptability: Flexibility to handle the diverse challenges of property management.
• Ability to be on call 24/7 in case of emergencies and respond within reasonable time.

Duties and Responsibilities

Job purpose
The Property Manager will ensure that there is smooth and efficient running of operations in the plaza by
planning and implementing procedures according to the set standards. This involves handling tenant
relations, overseeing maintenance, managing contracted service vendors, marketing and filling vacancies
of offices, rentals and furnished Airbnb apartments, enforcing leases and regulatory requirements, as guided
by ADN.
Key Responsibilities:
1. To oversee the daily operations of the property, working with housekeeping team to develop and
monitor work schedules, repairs and maintenance logs.
2. To assess cleanliness, safety, maintain aesthetic status of the property at all times, conduct periodic
and consistent inspection of the property at all times.
3. To monitor use of consumables and liaise with the procurement for stock replenishments e.g.
generator fuel, cleaning materials, etc.
4. To monitor and maintain accurate records of service vendors / essential service contacts/ suppliers
on service performance and ensure compliance with OSHA, WIBA, employee safety policy and
other applicable codes and regulations.
5. To prepare all the requirements for any audits or inspections.
6. To maintain all required records for building certifications and licenses, as required by regulatory
authorities.
7. To maintain professional and positive relationships with agents, tenants, guests, public officials and
other relevant persons
8. To review tenant applications and prepare client recommendations in liaison with procurement
office, as well as, managing the transition of clients/properties in and out of building and
apartments.
9. To coordinate and monitor offices and apartments make-ready procedures.
10. To monitor Airbnb bookings, payments and daily reconciliations and monthly reconciliations for
all the rented spaces where payment schedules are on monthly basis as guided by the ADN Finance
office.
11. To monitor, update and maintain accurate records for tenants and Airbnb apartment’s occupants in
accordance with governing regulations.
12. To prepare and submit weekly, monthly, quarterly and year-end management reports, as required.
13. To report any resident problems, conflicts, and lease violations and maintain proper documentation.
14. In liaison with the legal officer, to take appropriate action in response to any legal notice received
in relation to the property.
15. To report emergencies or incidents, complete and submit Incident Reports as needed.
16. To monitor expenditures and ensure compliance with established budget.
17. To drive and support marketing initiatives to ensure full occupancy.
18. To perform any other relevant duty as may be assigned by the immediate supervisor.
